    General
    Responsible for PMSI Technical and Consulting services advisory & business support as per responsibilities defined below:-
    1. Operations Management :
    o Responsible for Technical site surveys, Property Management proposal Inputs.
    o Attending business pitches, presentations for capability profile on Technical Services and Consulting.
    o Concluding final commercial negotiations with Client for consulting assignments.
    o Technical and Troubleshooting Vendor development and relationship management
    o Projections for prospective clients, Managing Profit and Loss for Consulting Business.
    o Managing EHS and Transition for all PMSI Sites.
    o Executing Engineering and EHS audits for operational sites.
    o One point Responsibility for technical support for engineering operation and maintenance services.
    o Financial accounting for Operational budget, CAPEX projections, budget planning


    2. Due Diligence-Asset & Infrastructure
    a. Audits of properties for engineering services for Investment Funds / Developers seeking for taking over new properties or existing properties
    b. Corporate Level Audits covering Financial, Regulatory & Statutory Compliances, Building Infrastructure, Energy Audit, EHS & Engineering Services
    c. Real Estate Functional Evaluation covering reviews for Organizational structure, Procedures & Policy, Budget & Expenditure, Contract & Asset Management, Operations and common facilities.

    3. Financial Advisory
    a. Operation & Maintenance cost Analysis for operational /new / upcoming commercial, residential & retail segment properties.
    b. Operational Expenditure Budgeting for Facilities
    c. Cash flow projections, Sustainable Profitability analysis, P&L reviews
    d. Cash flow projection and complete financial modeling for invoicing, revenue collection, account reconciliation model for upcoming projects including resorts, hotels, clubs, retail, malls, commercial and residential buildings.
    e. BID Process Management

    4. Document Control system and process-
    a. Preparation of SOP, Guidelines, policies and procedures for Engineering Services, EHS and Technical Services
    b. Installation & Commissioning and Maintenance related guidelines for Facilities & Projects
    c. Risk Management Advisory including Business Continuity Planning, EHS Manual

    5. Pre Development & During Development Stage Consulting
    a. Pre Design stage and During Development stage consulting from user prospective which includes design and drawings review and recommendations for services and equipment selection, process and operating model identification.
    b. Project Documentation, Legal & Statutory advisory
    c. Annual Maintenance agreements with OEMs for AMCs and other associated services.

    6. Transition Services
    a. Planning for transition and takeover
    b. Monitoring the transition services planned to takeover properties / premises by C&W during post development stage of projects for final commissioning of equipments and services
    c. Finalizing the building operations standard guidelines and manuals including Fit out manual, Building operations manual, tenant handbook, compliance handbook, emergency response plans, etc.
    d. Performing De Snagging exercise for takeover building and submitting the final snag report to project team / developer for de-snagging.
    e. Projecting CAPEX cost involved in the repair and maintenance of operational building as part of takeover procedure in line with snagging exercise.
