Facility Manager

Key purpose of the job:

The role is responsible for handling FM operations for residential business.

Responsibilities:

• Overall responsibility to ensure smooth operations of all property management services for the premium residential project.
• Driving transition and taking over Facilities Management from Projects team.
• Ensure client satisfaction with Facility Management services by providing seamless interface to owners / tenants.
• Monitoring of Housekeeping and close co-ordination with Engineering, BMS and Security.
• Water Supply, Lift Management, Parking Management, Fire detection and fighting systems & other amenities.
• Regular interaction with high profile owner / tenants.
• Reviewing of AMCs and monitoring the utility services.
• Tracking and monitoring of CAM, invoicing, recoveries, and receivables.
• Management of capital and expense budgets and reviewing it.
• Vendor Management

QUALIFICATION:

Bachelors / Diploma in Mechanical / Electrical Engineering / Hotel Management.

Experience:

Candidate should have 10 + years of hard core, proven experience in Facility Management Operations. He should have handled FM Operations for large premium Residential Projects / IT Parks / Commercial Complex consisting of multiple buildings.

Role & responsibilities

• Should possess good leadership with excellent communication and presentation skills.
• Ability to interact with high profile tenants and senior management.
• The position requires a high degree of motivation, initiative, and drive with hands on operations knowledge.
• Strong on client interaction
• Commercial understanding in terms of contracts / vendors and compliance
• Should be able to prepare and monitor Building CAM, control expenses and recoveries
• Should be able to handle statutory compliances with regards to CFO, MPCB, etc. as and when required
• Added knowledge on society / condominium formation would be helpful.
