Land Acquisition Manager (Excluded)
Job Description
The Incharge - Excluded Land Acquisition (LA) is responsible for the execution of land acquisition activities for properties outside the Dharavi Redevelopment Project. The role involves field surveys, documentation, stakeholder engagement, and ensuring legal compliance in acquiring land and resolving disputes.
Role & responsibilities
Field Execution & Land Parcel Identification:
Conduct on-ground surveys to assess ownership, usage, and encumbrances of identified land parcels.
Verify property records, municipal layouts, and land utilization for potential acquisition.
Coordinate with internal teams for technical feasibility studies of land parcels.
Society & Property Owner Engagement:
Meet with housing societies, building owners, and tenants to discuss the redevelopment plan.
Address concerns of residents, society members, and commercial property owners about acquisition and resettlement.
Assist in organizing community awareness programs for smooth land acquisition execution.
Special Relocation Framework (SRF) Implementation:
Assist in preparing Special Relocation Framework (SRF) for affected occupants.
Gather data on eligible residents, verify documents, and coordinate relocation logistics.
Ensure alignment of relocation plans with project timelines and regulatory requirements.
Documentation & Legal Compliance:
Prepare and maintain all land-related documents, including title deeds, lease agreements, and NOCs.
Ensure compliance with RERA, MHADA, SRA, and other government regulations.
Assist legal teams in land dispute resolution by providing supporting documents and case histories.
Negotiation & Conflict Resolution:
Support negotiation efforts with property owners and society representatives for land acquisition.
Mediate and resolve disputes between tenants, housing societies, and local authorities.
Escalate unresolved conflicts to senior management with detailed reports and possible solutions.
Liaison with Government & Regulatory Bodies:
Coordinate with municipal authorities, MHADA, and SRA to track approvals and resolve issues.
Submit required applications, documents, and compliance reports for land acquisition.
Follow up on land clearance processes to ensure timely completion of legal formalities.
Reporting & Coordination:
Maintain an updated database of excluded land parcels, acquisition status, and pending approvals.
Provide regular reports to the Lead - Excluded LA on progress, challenges, and action plans.
Work closely with survey teams, legal advisors, and project execution teams to ensure seamless land acquisition.
Preferred candidate profile
Education Qualification:
Bachelors/Master’s degree in Law, Urban Planning, Business Administration, Real Estate, Civil Engineering, or related fields.
Certifications in Land Laws, Property Valuation, or Regulatory Compliance are a plus.
Work Experience(Range of years):
8-12 Years
Preferred Industry:
Experience in land acquisition, housing society redevelopment, tenant negotiations, and government liaison.
Experience in real estate, urban development, slum rehabilitation, or infrastructure projects preferred.
Education
UG:B.Tech/B.E. in Civil
PG:MBA/PGDM in Marketing
