Job Description

Summary

A property manager of a premium office building is responsible for overseeing all aspects of the building's operations, maintaining its high-end image, maximizing tenant satisfaction, and ensuring smooth day-to-day functions while adhering to strict quality standards, including tenant leasing, property maintenance, financial management, and tenant relations, all while prioritizing the premium experience for occupants within a high-end office environment.


Key responsibilities:


  • Leasing and Tenant Management:
    • Actively market vacant office spaces to attract high-quality tenants through strategic marketing and networking.
    • Conduct property tours, negotiate lease terms, and manage lease renewals to maintain high occupancy rates.
    • Build strong relationships with tenants, addressing concerns promptly and proactively managing tenant expectations.
    • Resolve tenant disputes and enforce lease agreements effectively.
  • Property Maintenance and Operations:
    • Oversee all maintenance and repair activities, including routine upkeep, capital improvements, and emergency repairs.
    • Manage vendor relationships, ensuring quality work from contractors and service providers.
    • Regularly inspect the building to identify potential issues and address them proactively.
    • Maintain building systems and amenities, including HVAC, security, elevators, and common areas.
    • Ensure compliance with all building codes, safety regulations, and environmental standards.
  • Financial Management:
    • Prepare and manage property budgets, tracking income and expenses to optimize profitability.
    • Monitor rent collection, late payment follow-up, and tenant billing.
    • Analyze financial reports and identify areas for cost reduction and revenue enhancement.
  • Customer Service and Tenant Experience:
    • Provide exceptional customer service to tenants, addressing their needs and concerns promptly.
    • Implement strategies to enhance the tenants experience, such as building amenities, tenant events, and concierge services.
    • Maintain a professional and polished image of the building.
  • Building Management and Administration:
    • Coordinate with building staff, including security personnel and cleaning crews, to ensure smooth operations.
    • Manage building access control and security systems
    • Respond to tenant emergencies and coordinate necessary actions.

Required Skills and Qualifications:

  • Proven experience managing high-end commercial office properties.
  • Strong understanding of commercial real estate leasing practices and market dynamics.
  • Excellent communication and interpersonal skills to build relationships with tenants and vendors.
  • Detail-oriented with strong organizational and problem-solving abilities.
  • Proficiency in financial management and budgeting.
  • Knowledge of building maintenance and repair procedures.
  • Ability to manage multiple priorities and meet deadlines effectively.

Experience: 15-20 Yrs of relevant experience in property management.

Education: B.E. (Mech/Elec)
